Do I need services of a Relocation Expert to get an apartment in India?
It’s not mandatory to avail services of Relocation Expert, but it is always advisable to do so as they understand the integrities and complexities of renting. They provide personalized and cost-effective services, effective communication backed by local expertise and knowledge. You are in a better position to negotiate terms and conditions if you avail services of an expert.
I am a foreigner, are rentals and conditions different for me?
NO. There is absolutely no difference in the rent price and conditions of renting an apartment. We understand the complexities of Relocating and to make the move a simple and memorable one, we offer a range of programs allowing you and your family a smooth transition into life in India and helping you to focus on your work related responsibilities.
Is it necessary for me to have a company lease in order to sign up?
Yes, in most cases the owners require a company lease i.e. your company will enter into lease agreement and rent will also be paid directly. In the case you do not have a company lease then owners demand for other documents to support your request like comfort letter from your company, your salary certificate etc.
In case you are an Individual businessman or professional, one can ask for last Income Tax Returns, Balance Sheets, P&L etc, references from last house you rented, to see that you have a strong financial background and there will be no defaults.
I cannot find any properties matching my requirements. Do you have more apartments?

I want to rent an apartment what are the costs involved?

Can I find a short stay accommodation while I search for a long term apartment?
Realistically you will need 15 – 30 days of short term accommodation to ensure you are not stressed for time and settling for an apartment you are not completely happy with. We have a range of serviced apartments available for weekly and monthly stays. We are a one stop organisation taking care of all your housing needs.
What documentation is required to rent an apartment?
Depending on what type of accommodation you are looking at will decide what documentation you will need. Please check out the specific FAQ’s apartment category you intend to use to find out more.
When is rent payable?
Rent is payable in advance for the month. This is usually due at the start of the month and has to be paid ideally before 7th of each month. In case of short term service apartment the rent has to be paid all in advance.
How much will I be charged as Agent/Professional Fee?
The industry standard professional fee for you to hire your relocation expert/agent for long term apartment is equivalent to one month’s rent plus 18% (can be changed as per new govt policies) GST. Generally, the fees paid includes service of introducing suitable apartments/homes, negotiations, processing paperwork and applying for utility services. In case of short stays it amounts to 10% of rent payable plus 18% (can be changed as per new govt policies) GST.
What is a security deposit?
Security deposit depends on the type of apartments you are choosing. In case of service apartments for shorter period the deposits are minimal. In case of furnished and rental apartments for long term, new tenant is required to pay the owner a deposit at the time of signing of the lease contract to cover any non payment of rent, outstanding utilities payments, cleaning fees and any damages to the property beyond normal wear and tear. The tenant can claim back this money at the end of the contract. In many cases, upon signing the contract the new tenant usually pays two to three months’ security deposit. This deposit can also go up to a maximum of 6 months, depending on individual owners. This applies to both Indian and Expats looking to rent a property.
What is a maintenance fee?
Maintenance fee is a fee charged to common occupants in a building for common services. The fee is only applicable in case of long term accommodations. This is usually applicable to apartment buildings that have a Concierge, Rubbish Rooms, Swimming Pools or Gardens, Security, Lift Maintenance etc. It is common for apartment buildings that have shared areas and is not negotiable.
What is the Fire Insurance, Home Insurance for?
In India this is not compulsory when moving into an apartment. But is recommended as it provides protection against events beyond your control that happen in your apartment .This is only advisable in case you are going for long term accommodations.
Do I get charged a cleaning fee when I move out?
In India, when you move out of the apartment, normally you are not charged any cleaning fee. Some property owners insist on it and one has to go by what has been settled at the time of signing of the contract. If you are in India, normal wear and tear is borne by the property owner, but you will be liable for any damage. There is no regulation governing the same but the owner can only charge directly applicable and reasonable damage. The following are examples of what damage you will be responsible to pay for:
-Holes and hooks in the wall for pictures / drawings
-Painting a wall in a different color
-Scratches on the floor with heavy furniture
-Damage to fitting and furniture
Even if the above are by accident, you will be charged for repair upon move-out.
How will I get the deposit back, is this really difficult?
One is legally bound and the property owner cannot unreasonably over charge for damages and cleaning (if applicable). The damages and cleaning fee will be deducted from the deposit if any, one has to pay for damages that have happened and are not caused by “wear n tear”. Normally the terms of the lease mentions penalties in the form of interest and continuing to hold possession in case of delay in payments of security deposits.

What are the upfront costs to rent a serviced apartment?
Upfront costs depend on length of stay.
Rent to be paid in advance for stays less than one month.
One month rent to be paid in advance for stays greater than one month.
Security deposit nil for daily and weekly stays.
Security deposit of Rs.50,000/- to Rs.1,00,000/- for stays up to three months.
Security deposit of 1 month’s rent for stays over three months to six months.
Security deposit of 2-6 months rent for stays over six months.
What documents are required to rent a serviced apartment?
Copy of Passport Information Page – Foreigners
Copy of Valid Visa – Foreigners
Government ID – Election Card, Driving Licence, Aadhar Card

How soon can I move in?
Move-in on the same day is not permitted unless your company has a contract with us. The application process (paperwork, vendor registration, contract and payment) require at least 2- 3 days to complete if in India. Those abroad should presume the process will take 1 (one) week as payments from abroad to India can take time.
Are the utilities (Water, Gas, Electricity, Cable TV and Internet) included in the rent?
Yes, all utilities except electricity are included in the rent for stays less than three months. Normally for stays more than three months, electricity, water, gas are chargeable on actuals. However in special cases additional fee can be charged to include all these utilities with a upper limit, if the utilities are not used sensibly and the limit is exceeded one has to pay over and above the limits (Limits vary between apartment size). Please turn off the water, electric appliances and air conditioner when not in use to save energy. Wi-Fi Internet is normally free and included in rent.
Do you provide the kitchenware and tableware? Will there be an additional fee?
The kitchenware, tableware, beddings, linen and towels are all provided in the rent. Requests for additional bed will require extra charges.
How can I pay?
The payment should be made by Bank Transfer, Cash, Cheque however most of the properties accept credit cards (VISA, Mastercard). If you want to pay by credit card please inform us.
Are there any hidden extra charges?
Normally there are no hidden charges. But you can be charged for any willful damages to the property.
Is Internet free and what speed I will get and amount of data?
Normally Internet is free and included in rentals. Speed vary from 4 Mbps to 16 Mbps depending on location and data plan. High speed data is limited to 50 GB per month after the limit is exceeded the speed comes to 512 kbps. But if internet has an unreasonably heavy usage then you can ask for heavy data plans or buy additional data with a charge.
What are the check-in and check-out timings?
As a general rule, check-in time is 14:00 hours onwards and the check-out time is 11:00 hours. However, depending on availability of the property, the move-in and move-out time can be flexible on request and availability.
How can I receive the apartment key?
We will contact you and arrange a convenient arrangement after the payment and paperwork are completed. Our staff will help you with smooth check-in, explaining you with all the services and facilities available.
Do you offer airport transfers?
Yes, we have a dedicated travel desk and transfers can be arranged at a charge. The driver will meet you at the exit with your Name Card. We can also assist you with daily car rentals and also help you with monthly car packages.

Can I extend my stay?
The contract can be extended on request but depends on availability, If the apartment is not available, we can offer an apartment in the same or a different property matching your requirements.
Can I terminate the contract earlier?
Yes, it is possible to termination the contract but is governed by the cancellation policy/early termination clause in the contract. One requires minimum notice period mentioned in contract for vacation for avoiding penalties for early check-out. There will be no refund if the termination date is less than the notification period mentioned or if you vacate the property before the revised termination date.
Can I stay for less than a month?
Yes. We have properties available for stays less than one month on daily and weekly basis. However the daily and weekly rates are higher than the monthly rate.
Can I view the property in advance?
Yes, you can do so within our office hours, Monday to Saturday between 9:30 hours and 18:30 hours. Special requests for Sundays can also be taken. Please call your dedicated expert for an appointment and we will arrange a visit.
Is the daily housekeeping, cleaning service included in the rent?
Our serviced apartments usually have daily housekeeping, cleaning service 6 days in a week included in the rent. Other furnished and unfurnished properties have a housekeeping option for an extra charge. Please inquire for more information.
Who is the contact person for any queries and emergencies?
We have a dedicated supervisor for all properties, someone who can be contacted in case of any day to day problems or in an emergency. We will also share a list of our other managerial staff and their telephone numbers for any kind of support.
Is smoking allowed in apartments?
Yes there are number of apartments that allow smoking. Generally smoking is not permitted in the common areas and public places in India.
Do you allow pets in the apartments?
Unfortunately, serviced apartments have a NO pet policy. We do offer Pet Friendly Apartments with long-term leases of over a year to two years but require a pet deposit to cover any damages. Please contact us for more information.
When I move out, why do I get charged a cleaning fee?

I want to rent a furnished medium/long term apartment, what are the costs involved?
Following is a list in the most common scenario.

Yes. Only featured properties are listed on the website. We have an exclusive 500+ private database of properties. We are unable to post all of the available apartments on the website due to changing market scenario. Are utilities such as Internet, Cable/Sky TV, Gas, Water and Electricity included in the rent?
No. Utilities are not included in rent for furnished apartments. These will need to be taken care of separately by the lessee. But In some cases owners can include on request Internet and Cable TV charges in rent.
When can I view an apartment?
We would be more than happy to arrange a visit to the apartments of your choice! Realistically we will need at least 24 hours notice as our leasing experts are usually booked well in advance. We also need to contact the property owner to fix viewing times and building entry etc. Our office hours are Monday to Saturday 09:30 – 18:30. But we can always take requests for visits on Sundays.
Are pets allowed in my furnished apartment?
This will solely depend on the property owner. Many furnished apartments prefer not to allow pets as it can spoil the furniture and property. Deposit will usually be required to keep a pet. If you have a pet or intend to have one, please inform us before viewing the apartments.
Are utilities such as Internet, Cable/Sky TV, Gas, Water and Electricity included in the rent?
No. Utilities are not included in rent for furnished apartments. These will need to be taken care of separately by the lessee. But In some cases owners can include on request Internet and Cable TV charges in rent.
Do I need to set up utilities such as Gas, Water, Electricity, Internet, Cable TV?
Gas, Water and Electricity are utilities already activated, we take the readings at the time of check in, so that one is charged on actuals. Internet and Cable TV services can be activated in a short span of 2-4 days, our team will be pleased to assist you.
What else do I need to organise for my furnished apartment?
Linen, Kitchenware and other basic things for daily housekeeping, groceries etc have to be arranged. We can suggest shops that can provide you with these essentials. In case you need Housekeeping Support, Laundry Services, Car Rental etc our concierge desk is a call away.
How long does it take to rent an apartment?
Generally speaking you are looking at around 15 working days from the time you contact us. Two to Seven working days to view and find an apartment, five to eight working days for approval and signing of legal contracts and transfer of advance rents and security deposits.
Is it possible to see an apartment before the current tenant moves out?
It depends on case to case, but in most cases can be arranged after taking prior appointments for the same with the help of landlord with current tenants.
How long is the lease contract?
Normally owners prefer any lease tenure over and above 11 months, but preference is always given for lease which is at least for a period of 2 years. There are few owners who do contracts valid for less than 11 months, in case of shorter requirements please contact our team. The contracts also come with a lock-in period starting from 3 months to 6 months, in this period one cannot terminate contracts without penalties. After the lock-in period, generally there is a penalty of one to two months rent for early termination of the contract.
Therefore one has to be very clear about the stay period to avoid early termination charges.
How do I terminate my lease contract before it expires?
If the lock-in period has expired and you wish to terminate your contract before it expires, you will be required to give the owner or real estate manager a notice as detailed in lease contract in advance. Notices in document/email form are required from one to two months in advance depending on the contract. You will be required to pay the rent if a notice is not served in time.
In case you are terminating the lease contract within the lock-in period, than you have to pay the lease rent for the balance period of lock-in. Please be clear with the leasing consultant about termination clauses before signing the lease.
Can I renew the lease contract?
Lease contracts can usually be renewed if requests are made well in advance, but will require a contract renewal. This will incur a stamp duty fee and a registration charge. However, in some cases the lease will be fixed and cannot be renewed. Contract renewal differs from property to property and are at the sole discretion of the owner. Please confirm with the leasing expert before signing the lease.

Do I have to pay for maintenance of the fitting, fixtures, white good like AC, washing machine etc?
Normally one has to pay for day to day maintenance unless included in the contract. In case of replacements required in normal course of usage, they are paid by owner. In case of willful, careless damages one has to get replacements at ones cost or pay from deposits.
When I move out, do I have to pay a cleaning fee?
In India, when you move out of the apartment, normally you are not charged any cleaning fee. Some property owners insist on it and one has to go by what has been settled at the time of signing of the contract. Normally the terms of the lease mentions in case of default in timely payments of security deposits penalties in the form of interest and continuing to hold possession in case of delay in payments of security deposits.

In case you are not employed with any company or want to rent apartment in individual capacity, depending on individual’s circumstances there may be other documentation required for proof of funds like Salary Certificate, Business Balance Sheets, P&L Statements, Income Tax Returns etc. If your company is taking care of your apartment needs, we will make contact directly with the company to receive information and save you time and effort.

Can I view an apartment today?
We would be more than happy to arrange a visit to the apartments of your choice! Realistically we will need at least 24 hours notice as our leasing experts are usually booked well in advance. Are rental apartments furnished?
Most rental apartments are unfurnished. However, are fitted with air-conditioners, water purifiers, modular kitchen. We can assist you with furniture rental if you are not interested in buying them.
Can I keep pets in my apartment?
Normally owners don’t allow pets. But we can find properties that are pet friendly. A deposit will usually be required to keep a pet. If you have a pet or intend to have one, please inform us before viewing the apartments.
How to set up utilities such as Gas, Water and Electricity?

100% Refund-24 Hours Cancellation Policy
- One day before check in: Cancellation must be made 24 hours before check-in. For example, if the check-in time is 2pm local time, you need to cancel the reservation at or before 2pm of the previous day.
- Within 24 hrs of Check in: If the guest cancels less than 24 hours before check-in, the first night is non-refundable.
- During The Stay: If the guest decides not to complete his/her full reservation, an official cancellation has to be made 24 hours before the standard check-out time to get a full refund on the remaining nights.
- All chargeable facilities & Amenities are fully refundable for cancelled nights.
- Except Bookaddress Fees
3 Days Cancellation Policy
- Before check-in: Cancellation must be made 3 full days before check-in. For example, if the check-in time is 11th January at 2pm local time, you need to cancel on 8th January at or before 2pm local time.
- Within 3 days of check-in : If the guest cancels less than 3 full days before check-in, Notice given within 3 days will result in a charge equal to 3 nights minus the number of days’ notice given. For example, if check-in is on 11th January and notice to cancel is given on 9th January at or before 2pm local time, then 2 days’ notice has been given and a charge of 1 night will therefore apply (3 days – 2 days’ notice given = 1 nights charge).
- During the stay:If the guest decides not to complete his full reservation the same policy will apply
- All chargeable facilities & Amenities are fully refundable for cancelled nights.
5 Days Cancellation Policy
- Before check-in: Cancellation must be made 5 full days before check-in. For example, if the check-in time is 11th January at 2pm local time, you need to cancel on 6th January at or before 2pm local time.
- Within 5 days of check-in : If the guest cancels less than 5 full days before check-in, Notice given within 5 days will result in a charge equal to 5 nights minus the number of days’ notice given .For example, if check-in is on 11th January and notice to cancel is given on 9th January at or before 2pm local time, then 2 days’ notice has been given and a charge of 3 night will therefore apply (5 days – 2 days’ notice given = 3 nights charge).
- During the stay: If the guest decides not to complete his full reservation the same policy will apply.
- All chargeable facilities & Amenities are fully refundable for cancelled nights.
7 Days Cancellation Policy
- Before check-in: Cancellation must be made 7 full days before check-in. For example, if the check-in time is 11th January at 2pm local time, you need to cancel on the 4th January at or before 2pm local time.

30 Days Cancellation Policy
- Before check-in: Cancellation must be made 30 full days before check-in. For example, if the check-in time is 31th January at 2pm local time, you need to cancel on the 1st January at or before 2pm local time.
- Within 15 days of check-in : : If the guest cancels less than 30 full days before check-in, Notice given within 30 days will result in a charge equal to 30 nights minus the number of days’ notice given .For example, if check-in is on 31st January and notice to cancel is given on 7th January at or before 2pm local time, then 24 days’ notice has been given and a charge of 6 night will therefore apply (30 days – 24 days’ notice given = 6 nights charge).

How long is the lease contract?
Normally owners prefer any lease tenure over and above 11 months, but preference is always given for lease which is at least for a period of 2 years. There are few owners who do contracts valid for less than 11 months, in case of shorter requirements please contact our team.
The contracts also come with a lock-in period starting from 3 months to 6 months, in this period one cannot terminate contracts without penalties. After the lock-in period, generally there is a penalty of one to two months rent for early termination of the contract.
Therefore one has to be very clear about the stay period to avoid early termination charges.
How do I terminate my lease contract before it expires?
Yes, it is possible to termination the contract but one has to check the early termination clause in the contract. One requires minimum notice period (normally one to two months) mentioned in contract for vacation for avoiding penalties for early check-out. There will be no refund if the termination date is less than the notification period mentioned or if you vacate the property before the revised termination date.
Can I renew the lease contract?
Lease contracts can usually be renewed if requests are made well in advance, but will require a contract renewal. This will incur a stamp duty fee and a registration charge. However, in some cases the lease will be fixed and cannot be renewed. Contract renewal differs from property to property and are at the sole discretion of the owner. Please confirm with the leasing expert before signing the lease.
How much is the agent fee?
The industry standard professional fee for you to hire your relocation expert/agent is equivalent to one month’s rent plus 18% (may be change in future) GST. Generally, the fees paid includes service of introducing suitable apartments/homes, processing paperwork and applying for utility services.
What is a maintenance fee?
Maintenance fee is a fee charged to common occupants in a building for common services. This is usually applicable to apartment buildings that have a Concierge, Rubbish Rooms, Swimming Pools, Gardens, Security, Lift Maintenance, etc. It is common for apartment buildings that have shared areas and is not negotiable.
What is the Fire Insurance, Home Insurance fee for?
In India this is not compulsory when moving into an apartment. But is recommended as it provides protection against events beyond your control that happen in your apartment.
When I move-out, why do I get charged a cleaning fee?
In India, when you move-out of the apartment, normally you are not charged any cleaning fee. Some property owners insist on it and one has to go by what has been settled at the time of signing of the contract. If you are in India, normal “wear and tear” is borne by the property owner, but you will be liable for any damage. There is no regulation governing the same but the owner can only charge directly applicable and reasonable damage. The following are examples of what damage you will be responsible to pay for:
Holes and hooks in the wall for pictures/drawings
Painting a wall in a different color
Scratches on the floor with heavy furniture
Leaving the damage (even natural one) and as a result the damage gets bigger
Even if the above are by accident, you will be charged for repair upon move-out.
I have heard that getting the deposit back is really difficult, is this true?
One is legally bound and the property owner cannot unreasonably over charge for damages and cleaning (if applicable). The damages and cleaning fee will be deducted from the deposit if any, one has to pay for damages that have happened and are not caused by “wear n tear”. Normally the terms of the lease mentions penalties in the form of interest and continuing to hold possession in case of delay in payments of security deposits.
